Good day, everyone. Today, I want to quickly go over the opportunity we'll be presenting in a few weeks. Let me pull up this diagram to make this as concise and to the point as possible.

I'll start from the beginning, covering everything you see on the screen right now. We'll proceed from the left-hand side and move forward, ending with this diagram here.

Before we dive into the diagram, I want to discuss two things. The first is the five levels of awareness. Whether in business or solving any problem—household, relationship, etc.—people go through these five levels. I'll briefly break them down to show how they tie into what we'll be doing and the opportunity you have.

5 Levels of Awareness

1. No Awareness: People are not aware that something is a problem, whether it's getting money for real estate, fixing their credit, losing weight, or any other issue.

2. Problem Awareness: Individuals know there's a problem; they are aware of it.

3. Solution Awareness: They become aware that there are solutions to their problem, whether from you or someone else.

4. Product/Service Awareness: They have narrowed down the solutions to a particular product, service, or person who can help them fix the problem.

5. Total Awareness: They decide on a specific product or service to solve their problem.

Everyone goes through these levels, starting at the top and working their way down. This is important because whenever you're talking to anyone—especially using this Power Broker Formula—we need to know where they are. Are they even aware there are solutions to help them get hard money or private money?

If not, we need to start there and educate them before providing the solution or discussing our product.

Now that we understand that, let's spend the next 15 minutes breaking down each section.

Most of you remember this from our other classes, but I'll refresh it:

- YB (Your Business): This is your business, whatever that is.

- NTS (Niche Targeted System): A system that targets people in a specific niche—in this case, people who need money for real estate.

By combining your business, a niche targeted system, and a B2C business, you become a Power Broker. Essentially, you connect someone who needs something with someone who has it. This is the Power Broker Formula and what you'll be doing. While this is the Private Money Broker Blueprint, you'll see it falls within our Power Broker Formula.

Problem-Solving Funnel

Breaking Down the Steps:

1. Offer to Solve a Problem: At its core, any business should solve a problem for the client. It doesn't matter what the problem is; your goal is to offer a solution.

2. Your Business Solves the Problem: Your services or products, or those of someone you team up with, solve the problem.

Result-Based Information

3. Provide a Path from Point A to Point B: Let clients know where they are now and where they want to be. Most people try to figure things out themselves, which is the long route. By working with you, they spend less time and experience less pain in reaching their goal.

Your business should have a clear process, with steps or milestones that bring the client closer to their goal. Document your process so clients understand how they'll get from where they are to where they want to be.

These steps align with the five levels of awareness, moving the client through the process from initial awareness to total awareness.

The "Sweet Spot" Criteria:

FHA Sweet Spot

1. Property Type: Residential, 1–4 units, non-owner occupied.

2. Sales Price: The ultimate sales price (loan amount) does not exceed the FHA maximum in your area.

3. Property Size: Maximum of 2,800 square feet.

4. Property Features: Maximum of 5 bedrooms and 3 bathrooms.

5. Lot Size: Maximum of half an acre.
***If the borrower has a credit score of 680+ and a down payment of 20% or more, they can trump criteria 3, 4, and 5.

By focusing on these criteria, we make this business recession-proof, targeting properties that are always in demand.

Your business will eventually look similar to this diagram. You have your private money business, giving you access to private money. You might also have an investment club, allowing you to invest collectively.

Finding Clients:

Use various platforms to reach your target audience:

You'll run ads targeting your audience, directing them to your website where they'll learn about your services. If they're interested, they'll submit their information. Even if they're not ready to move forward immediately, you can offer a lead magnet, such as a free PDF, to capture their contact details.

Once they submit their information, you'll pass it to the private equity firm. They'll conduct due diligence, and within 3–7 days, the client will receive funding, and you'll receive your fee.

Educating Your Leads:

Educate your leads through your website, videos, or mini-courses. This prepares them to be the best type of client for you. For example, you might offer educational courses on:
